Anarock Q3 2026: Housing sales in top 7 cities rise 3% to 1 lakh units, launches up 18%

Housing sales across India's top seven cities rose about 3% year-on-year to roughly 1,00,220 units in July–September 2026, according to Anarock data released on 28 September 2026. Sales were about 97,080 units in the same quarter of 2025 and about 90,715 units in April–June 2026, a 10% quarter-on-quarter rise. New launches grew faster than sales, rising 18% to around 1,14,320 units.

Key numbers

  • Sales: about 1,00,220 units, up 3% year-on-year and 10% quarter-on-quarter.
  • Sales value: about ₹1.55 lakh crore, up 2% from about ₹1.52 lakh crore.
  • New launches: about 1,14,320 units, up 18% from 96,690.
  • Unsold inventory: about 6,30,590 units, up 12% year-on-year.
  • Average prices: up about 7% year-on-year across the seven cities, with NCR recording the sharpest rise at about 12%, followed by Bengaluru at about 8%.

City-wise sales

Mumbai Metropolitan Region (MMR) remained the largest market with about 31,750 units sold, up 5%. Bengaluru sold about 16,670 units (up 12%) and Hyderabad about 12,970 units (up 15%, the fastest annual growth among the seven). MMR and Bengaluru together accounted for about 48% of all sales.

Four markets slipped year-on-year. Pune sold about 15,690 units, down 6% annually although up around 20% from the previous quarter. NCR recorded about 13,765 units, down 1%. Chennai saw the steepest fall, about 10% to roughly 5,395 units, while Kolkata declined about 4% to roughly 3,980 units.

Launches outpacing sales

MMR led new supply with about 37,500 units launched, up 27%. Hyderabad's launches more than doubled to about 18,950 units, while Bengaluru added about 17,720 units (up 17%). Developers pulled back in NCR, where launches fell about 14% to around 10,900 units, and to a lesser degree in Pune, Chennai and Kolkata.

Because launches exceeded sales during the quarter, unsold stock across the seven cities grew. Anarock chairman Anuj Puri said demand is resilient but that the firm expects more measured growth, and that the upcoming festive season is expected to support residential demand.

What it means for buyers and sellers

For buyers, rising inventory in several cities means more choice among under-construction and recently launched projects, even as average prices continue to climb. Comparing per-square-foot rates, possession timelines and RERA registration across projects matters more when supply is plentiful. Buyers looking at the two biggest markets can browse homes for sale in Mumbai and homes for sale in Bengaluru.

For resale owners, the data points to steady but uneven demand: stronger in Hyderabad, Bengaluru and MMR, softer in Chennai and Pune on an annual basis. Owners can list a property free in Hyderabad or their own city on RealtyMandi.
