DDA Karmajeevi Awaas Yojana 2026: 1,224 Narela flats at 25% discount explained
The Delhi Development Authority (DDA) opened registration on 24 July 2026 for the DDA Karmajeevi Awaas Yojana 2026, a scheme offering 1,224 newly built, ready-to-move flats in Pocket 11, Sectors A1–A4, Narela, at a flat 25% discount. Flats are allotted on a first-come-first-served basis through the DDA Awaas portal rather than by draw of lots, with booking having opened at noon on 15 August 2026, according to reports by Business Today and Outlook Money.
What the scheme offers
The scheme covers one-, two- and three-bedroom freehold flats. Outlook Money reports that the 2BHK units (432 flats) are spread across all four blocks and the 3BHK units (408 flats) are in Blocks Q, R and S. DDA says the complex is about 500 metres from Urban Extension Road-1, 1.1 km from GT Karnal Road, 1.2 km from an upcoming Metro station and 1.9 km from a proposed RRTS station.
Prices after the 25% discount
Prices vary with the area of each flat. The reported post-discount ranges are:
- 1BHK (60.86–61.34 sq m): ₹33.40 lakh to ₹33.66 lakh; booking amount ₹50,000.
- 2BHK (126.54–139.99 sq m): ₹75.55 lakh to ₹83.58 lakh; booking amount ₹4 lakh.
- 3BHK (164.18–183.71 sq m): about ₹1.06 crore to ₹1.19 crore; booking amount ₹10 lakh.
- Registration fee: ₹2,500, non-refundable. Booking amounts are adjusted against the final payment.
Who can apply
As the name suggests, the scheme is aimed at working people. It is open to serving and retired government employees, as well as professionals from the corporate, business and other sectors. Applicants are required to upload proof of eligibility, such as employment proof or educational and professional certificates, at the time of booking. The detailed eligibility conditions and payment schedule are set out in the scheme brochure and FAQs on the DDA website, and applicants should read them before paying.
Key dates and later changes
According to Outlook Money, the scheme was launched on 22 July, registration opened on 24 July and the booking window was set to run until 30 October 2026, or until the flats are sold out, whichever is earlier. Because allotment is first-come-first-served, the number of flats still available changes daily.
The DDA website also lists a circular dated 1 October 2026 on the addition of 384 1BHK flats under the Karmajeevi scheme, and shows two other 2026 schemes among its recent launches: the DDA Nagrik Awas Yojana 2026 (first-come-first-served) and the DDA Premium Housing Scheme 2026 (e-auction). Terms, inventory and deadlines for each are published separately on the DDA portal.
What homebuyers should do next
Anyone considering a Narela flat should confirm the live position on the official DDA website before registering. In particular:
- Check on the DDA Awaas portal whether the scheme is still accepting bookings and which flat types remain.
- Read the latest brochure and circulars for the final price, other charges and payment deadlines; reports note that maintenance, conversion and water connection charges are billed separately.
- Keep eligibility documents ready in digital form, since proof is uploaded at the time of booking.
- Visit the site to judge connectivity and the status of nearby infrastructure, much of which is still proposed or under construction.
